Kelvion, a leading global developer and manufacturer of heat exchange solutions, has completed a lease for 54,239 sq ft at Ferne Park, Kingsbridge’s highly sustainable industrial scheme in Fareham, Hampshire.
Kelvion will establish a new Technology Campus at the site, reinforcing the company’s continued investment and long-term commitment to high-tech and energy tech solutions. In particular, the facility is purpose-designed to enable the development, validation, and full-load performance testing of complex, high-performance thermal management architectures under representative operating conditions.
The unit is the largest of three at the newly developed Ferne Park, one of the South Coast’s most sustainable industrial schemes. The development, completed in summer 2025 by Kingsbridge on the former Chartwell Court office site, offers cutting-edge sustainability credentials which were a key factor in Kelvion’s decision.
These include a BREEAM Outstanding rating, EPC A+, EV charging, a building designed to be carbon neutral in operation, and dedicated solar panels for the sole use of the tenant.
Chris Fry, Kingsbridge CEO, said: “We are delighted that Kelvion have chosen Ferne Park for their European research and development technology campus, keeping a local employer in the area and retaining and creating highly skilled jobs. Kelvion’s commitment to sustainability aligns perfectly with the sustainable, high-quality environment we have created at Ferne Park.”
Strategically positioned at the centre of the Segensworth Industrial Estate, close to Junction 9 of the M27, Ferne Park provides excellent transport links to Portsmouth, Southampton, and across the Solent corridor.
At the design stage, the development achieved a 91% BREEAM score, well above the Outstanding threshold, and is Fitwel-enabled, promoting health and wellbeing for future occupants.
Lambert Smith Hampton and CBRE are jointly marketing the scheme on behalf of developer Kingsbridge and Gowlings WLG acted as Kingsbridge’s legal advisors. Realest advised and acted on behalf of Kelvion UK, whose legal advisors were Foot Anstey.
Adrian Whitfield, Director, Industrial & Logistics at Realest, said: “Realest are delighted to have acted for Kelvion in the search, and advised throughout on this acquisition.”
Elise Evans, Director – Industrial & Logistics at Lambert Smith Hampton’s south coast agency, said: “We are delighted to secure the first tenant to this BREEAM Outstanding scheme accommodating a research and development headquarters bringing highly skilled jobs to the area. This demonstrates occupiers’ flight to high quality accommodation which satisfies corporate ESG responsibilities.”
Ferne Park comprises three prime units at 54,239 sq ft, 35,453 sq ft and 17,862 sq ft. Each unit benefits from its own access, entrance, and secure yard, offering flexibility for future tenants.
