Our partners Amiri Construction are on site at the former location of Europa House in Bartley Way.

Completion is expected in Q1 2026, comprising a 37,800 sq ft unit and two 9,280 sq ft units, which can be combined if required, with flexible use classes including B2 (General Industrial) and B8 (Storage/Distribution).

The Connect 5 name reflects the site’s convenient location close to Junction 5 of the M3.

Features include mezzanine floors, office areas fitted out to Category A standard, on-site parking, and secured by design” warehouse access and service yards.

Connect 5 is designed to achieve BREEAM “Outstanding” and EPC A+ energy performance, with a 100% electric energy strategy and on-roof solar PV.

The development will deliver 15% Biodiversity Net Gain, exceeding the national 10% requirement. Units will be constructed with responsibly sourced building materials, and designed for excellent thermal performance with enhanced U-values and airtight design.
